Tell us your possession date, warranty stage and deadline when requesting an appointment.

JBM Inspect is independent of Tarion and your builder. We do not determine warranty coverage, guarantee claim acceptance or submit forms on your behalf. You remain responsible for confirming deadlines and submitting your forms.

In short: a JBM Inspect new-home warranty inspection is $449 + HST for a condo, $549 for a townhouse or semi and $599 for a detached home. It documents observable deficiencies — with thermal and moisture screening — so you can prepare your Tarion Initial, Year-End or Second-Year form before the deadline.

Why inspect a brand-new home?

New homes can have deficiencies that are easy to miss — from incomplete finishes and drainage issues to insulation gaps and air leakage. An independent inspection documents observable items so you can list them on your Tarion form before the deadline.

When should I book a year-end inspection?

Book well before day 365 after possession. The Year-End Form can be submitted from day 183 to day 365, and only one is accepted, so it's worth leaving time to prepare it after you receive your report.

Do you submit the Tarion form for me?

No. JBM Inspect is independent of Tarion and your builder. We document observable deficiencies and organize findings to help you prepare your form; you remain responsible for confirming deadlines and submitting.

Is thermal imaging included?

Yes. New-home warranty inspections include systematic interior thermal screening where conditions permit, moisture screening at accessible wet areas and risk locations, and a dedicated thermal findings section.
