How much does a home inspection cost in the GTA? (2026)

Typical price ranges by property type, what changes the price, and what you should expect to get for your money.

Short answer: in the Greater Toronto Area, a home inspection typically costs about $275–$400 for a condo, $350–$500 for a townhouse and $400–$600 for a detached home, plus HST. Larger and older homes often cost $550–$700 or more. At JBM Inspect, inspections start at $349 (condo), $399 (townhouse/semi) and $449 (detached) + HST, with thermal imaging included.

What changes the price

  • Size. Most inspectors price up to a set size, then add a charge per extra square footage.
  • Age. Older homes — especially pre-1950 — take longer because of older wiring, plumbing and foundations.
  • Additional units. Basement apartments and in-law suites add rooms, kitchens and systems to inspect.
  • Location and travel. Properties outside an inspector's core area may carry a travel charge.
  • Timing. Evening or rush appointments can cost more.
  • Scope. Thermal screening, drone roof photos, floor plans and follow-up consultations add value — some inspectors include them, others charge extra.

Cheap vs. good value

A home inspection is a small cost next to the price of a GTA home, and the difference between inspectors is mostly in what you get: how thoroughly the home is examined, whether thermal imaging is interpreted by someone trained to do it, how clearly findings are prioritized, and how quickly the report arrives. When comparing quotes, ask:

  • What's included in the price — thermal, drone, floor plans, follow-up?
  • When will I get the report?
  • What standard of practice do you follow, and what training and insurance do you have?
  • Can I see a sample report?
  • Do you pay or accept referral fees?
